A legal pack is a set of documents compiled by the seller’s conveyancer and the auctioneer. This is essentially the same work that would be compiled after an offer is agreed upon through a private treaty but done in advance (within 7 days) of the auction. Once you have instructed us to sell your property at auction, we will work with you and your conveyancer to ensure the following documents are included where necessary.

    V4 Special conditions as part of the V4 Common auction conditions

    This document makes any changes to conditions that can be altered in the common auction conditions, such as the completion date (20 business days if blank) and any disbursements on completion.

  • Local Searches

    Personal local search and private drainage search reports

    This is a report from the local authority, it has two purposes: to avoid the risk of unknown liabilities, which could be financial, and to provide information that could be useful to the purchaser. Cost is included in our auction sale process.

  • Land Registry

    Title register and title plan

    A description of the property from the UK Land Registry, its tenure, the name and address of the current owners, the purchase price (recorded for sales after 2000), the name and address of the mortgagee and details of other charges, covenants, easements, cautions, notices and restrictions.

  • Office Copy Entry

    Time-stamped copies of the title and plan

    Official copies as they are properly known since 13 October 2003 (section 67, Land Registration Act 2002)(LRA 2002), are copies of the entries on the registered title of a property, officially produced by the Land Registry, and stamped with the date and time of issue

  • Property Information Form

    Law Society Property Information Form(4th edition 2020 second revision)

    Relevant information with regard to the property and can be completed in reduced detail in an auction sale process. Completed electronically on the instruction of your auction sale.

  • Fixtures & Fittings Form

    Law Society Fittings & Contents Form 3rd edition) Lot 19 (Initialed, signed & completed)

    Relevant information with regard to the property and can be completed in reduced detail in an auction sale process. Completed electronically on the instruction of your auction sale.

  • Management Information

    Freehold management pack

    For leasehold properties, this pack will detail the service and management charges due and if there are any arrears.

  • Lease

    Ground rent, service charge and restrictive clauses

    For leasehold properties, the term remaining, the ground rent amount and the clauses affecting the occuppation of the property.

  • Tenancy Agreements

    Assured shorthold tenancy as per the Housing Act

    If tenanted the tenancy agreement will detail the tenancy term, rent payment amount of notice required to gain possession of the property.
